Housing In Malaysia

My house is under renovation. While going through the hassle of finding the contractor, telling him what I want etc etc, it crossed my mind how most Malaysians will somehow make some renovations to their brand new houses.

I was wondering, why don't our developer build houses which are bare, with only the most important structure be in place and pass the savings back to house buyer. At the same time, houses can be finished earlier and renovation works can be started much faster. At the same time, we prevent a very prevalent wastage.

For example, floor tiles, inner wall plasters, toilet fittings and to a certain extend, even internal walls. Let buyer decide how the inner wall should be erected, with their contractor. Buyer can then decide to have three smaller rooms or one very big bedroom, living room, kitchen etc etc.

Develepors save on material, workmanship, man hour and time to delivery. Buyers save on renovation work, shorter renovation time and some costs saving passed down from developer. It really is a waste to build a new house with new fittings to have it torn down and thrown away, especially, new doors, new toilet fittings and coat of paints. All that translates into money that could be better utilised elsewhere.

Any developer reading this, please give it a thought. It could be a new concept. It can even be a built and sell - developer be the main contractor after buyer decide how the inner layout could be - buyers are known to fork out tens of thousand in cash for renovation works, developer cum contractor will get paid in cash.
